As the capital markets evolve, brokers are becoming increasingly pivotal for developers. While many brokers simply facilitate introductions for a fee, my approach offers comprehensive services tailored to clients' needs. This includes creating financial models adhering to lender and appraisal standards, presenting requests in clear, concise Key Lending Requests (KLR), and leveraging extensive lender relationships cultivated over two decades. I negotiate optimal terms and structures for clients, guiding them through the underwriting and closing processes seamlessly. My commitment is to provide end-to-end support, ensuring clients receive tailored solutions and successful outcomes in today's dynamic capital markets environment.

VERTICAL INTEGRATION

We cater to investors with equity needs by providing comprehensive solutions. Not only can we broker their senior debt, but as lenders, we gain access to deals that fall through for our clients, allowing us to step in as buyers when opportunities arise. Additionally, our brokerage arm offers unique access to lenders and their distressed asset divisions, enabling us to provide rescue capital when necessary. Our focus lies in ensuring our networks recognize our reliability and creativity, positioning us as trusted partners ready to assist. By fostering this understanding, we attract deal opportunities from our network, solidifying our position as problem solvers in the real estate investment landscape.

DIRECT ASSET INVESTMENTS

Our aim is to deploy "Rescue Capital" to address various critical situations, including owners facing over-leverage without refinancing options, impending maturing debts with uncooperative lenders, estate settlement matters, and challenges stemming from poor ownership or management, as well as partner breakups. Through meticulous due diligence, we guarantee several key factors: the physical asset's safety and integrity, realistic financial modeling that avoids inflated assumptions like 300% rent growth, the presence of competent property management, and confirmation of a healthy and expanding market for the specific asset type.
